Windsor Estate a new luxury living landmark in <b>Kuching</b> <b>...</b>

KUCHING: Windsor Estate is slated to become the new landmark for luxury living in Kuching, says Rantau Johan Sdn Bhd, the joint venture company between Travillion and Timber Land group.

The project is a 53-unit development with an estimated RM100 million gross development value.

Demand for the first phase of project – which consists of 26 units – has been robust with only one-fifth of its units left available, revealed Timber Land Group managing director Kevin Choo.

Choo noted that the Jalan Hup Kee area was a key unique factor in its successful take-up rate, as it is crowded with a lot of developments, as well as close to crucial locations such as the airport, malls and medical care centres.

"It is an up and coming area. It all started at Jalan Song which overheated which then lead to the development at Hui Sing and Stampin.

"But due to limited choice in the area as well as increasing land cost in the area, they started looking for the 'next door' location, which is Hup Kee," he enthused.

Choo revealed that semi-detached houses within the area ranged between RM1.2-RM1.6 million.

The managing director stated that phase two will be unveil upon the full sale of phase one but note that revision in price is unavoidable as by then the implementation of the goods and services tax would no doubt affect property prices.

Choo also explained that the main reason for the company to invest into high end residences was mainly due to branding.

"We wanted a project whereby people will know and remember us by and the best way to attain that is by targeting the high end market. But at the end of the day, our bread and butter will still remain on the affordable housing side."

He justified this by highlighting that luxury housing was not easy to construct, further disspelling a popular consensus that luxury housing projects provided developers with a large profit margin, which was far from the truth, he said.

"With this project alone the company is barely scraping through," Choo said. "I am able to gain a larger margin from simpler, more affordable semi-detached developments as they do not require as much 'extras' such as alarm systems, two way intercoms and so forth. This project for us is more of an image creator, an investment for branding so to say."
